Moving from Chicago to Oak Park: What You Need to Know

Scott Berg · Oak Park Expert

Moving On from Chicago Living

If you're watching this, you probably love Chicago — the neighborhoods, the food, the energy of living in a big city. But something's changed. Maybe it's the space, maybe it's schools, maybe it's just time for something different. But you want to do that without giving up everything that you love about urban living.

I'm Scott Berg. I grew up in Oak Park and River Forest both. I lived in Chicago for fifteen years, and I'm back in Oak Park for the last twenty. I've helped hundreds of Chicagoans make this transition. Let me show you why.

A Quick Background

Quick background: I'm not a suburban broker who's going to tell you that Chicago is dangerous and the suburbs are perfect. I lived in the city for fifteen years. I loved it. I still love it. I'm a second-generation Oak Parker. My dad grew up here. I went to OPRF. My mom taught school at Lincoln School, and three of my kids went through Whittier, Brooks, and then Oak Park and River Forest High School.

So when I talk about Oak Park, I'm not selling you on a neighborhood. I'm telling you about a place that's shaped my family across three generations. I've closed over 1,700 transactions in 20-plus years. I'm licensed across the entire Chicago area. Because most of my clients aren't just buying in Oak Park — many are selling in Chicago at the same time — I'm uniquely positioned to help them with both transactions.

Why Chicagoans Move to Oak Park

Here's what I've learned after hundreds of these moves. Chicagoans don't just move to Oak Park because they're done with city living. They move to Oak Park because it's the only place outside the city that feels like the city: tree-lined streets, walkable downtown with independent restaurants and coffee shops, a dense grid you can navigate on foot, real architecture — not just boxy new construction — and a diverse, civically engaged community that's been intentionally integrated since the 1970s.

If you lived in Lincoln Square or Lakeview or Bucktown, Oak Park's going to feel familiar in a way no other suburb does.

Five Things You Gain

One — Space. For the price of a two-bedroom condo in Lincoln Park, you can own a single-family home in Oak Park with a yard, a garage, and a front porch. Real space.

Two — Schools. OPRF is consistently ranked among the best public schools in Illinois — top-tier academics, nationally recognized arts programs, strong athletics. For a lot of my clients, the math is simple: Oak Park property taxes versus Chicago private school tuition, and Oak Park usually wins.

Three — The Commute. Many people are surprised by the fact that Oak Park is nine miles from the Loop. I can actually walk to the city border from my house in a couple of minutes. The CTA Green Line, the Blue Line, and the Metra all run through here, as well as the 290 Expressway — and even side streets are easy to navigate downtown. You can be downtown in 20 minutes, O'Hare in 20 to 25, and Midway is 20 minutes south. It's generally one of the best commuting locations in the entire metro area.

Four — The Architecture. Oak Park is the largest collection of Frank Lloyd Wright buildings in the world. But beyond that, block by block, you can see ten, fifteen different kinds of homes on a given block — Victorians, Craftsman bungalows, four-squares, Tudors. You name it, you're going to find it out here. You're buying a piece of history, not a builder-grade box.

Five — The Community. After years of Chicago's transient rental market, my clients tell me Oak Park is the first place that felt like a real community. Neighbors who know each other, civic engagement that's actually engaged, local events people actually show up to.

What I'll Be Honest About

Now, I'm going to be honest with you, because you definitely deserve it. Property taxes in Oak Park are higher than Chicago. That's real. It's one of the most important numbers to understand before buying here. When I work with clients, we run the numbers side by side so you can actually understand your carrying costs.

Oak Park isn't perfect. It's a real community with real issues, real budget debates, and real opinions. But that's also what makes it a community. It's not a master-planned subdivision — it's a 120-year-old village with character and complexity. The clients who thrive here are the ones who came here looking for that, not the ones who expected a frictionless suburb.

Two Transactions, One Expert

Here's the other thing I want you to understand, because it's the part that trips a lot of people up. Moving from Chicago to Oak Park, many times, isn't one transaction. It's two. You're selling a place in Chicago, buying a place in Oak Park, and the timing between these two is where it can get stressful.

Some people use two different agents — one to sell, one to buy. And this creates a coordination gap: two people who don't talk to each other, working on two halves of the same move. I know the Chicago neighborhoods, and I'm uniquely positioned to help you handle both sides of the transaction — your Chicago sale and your Oak Park purchase — as one coordinated transaction. Same strategy, same timeline, same person managing the whole thing. No gap in between, no miscommunication. That matters immensely for a clean move.

There's a detailed breakdown of various infrastructure elements about Oak Park. When you're ready to actually talk it through — even if you're a year out — book a free consultation. No pressure, no pitch. Just an honest conversation about your situation, timing, and whether Oak Park is actually the right fit. I'm Scott Berg. I've lived this move myself, and I'm excited to help you make that same transition. Talk soon.

Your Guide for This Move

I've Made This Exact Move.
I Can Help You Make It Too.

I am not just a broker who sells homes in Oak Park. I grew up here. My father grew up in Oak Park, attended Whittier School, and graduated from Oak Park and River Forest High School. My mother taught at Lincoln School in Oak Park. All three of my children went to Whittier, Brooks Middle School, and OPRF. These are not just names on a map, they are the fabric of my life in this community.

Before returning to Oak Park full-time, I lived in Chicago for 15 years. I know what it means to love the city. The energy, the walkability, the restaurants, the neighborhoods. I also know exactly what you gain when you make the move west: more space, extraordinary schools, a genuine community, and a commute that still gets you downtown in 20 minutes.

With over 20 years of real estate experience and more than 1,700 closed transactions, I specialize in helping Chicago residents navigate this transition, including selling their Chicago home and buying in Oak Park simultaneously. I am licensed throughout the Chicago area and have the relationships, data, and strategy to make both sides of the transaction work seamlessly.

Why People Make the Move

Why Chicagoans Move to Oak Park

Oak Park offers everything Chicago residents love about city living, plus the things they've been missing. Here is what consistently drives the decision.

Top-Rated Public Schools

Oak Park Elementary District 97 and Oak Park and River Forest High School (District 200) are among the most respected public school systems in Illinois. OPRF consistently ranks in the top tier statewide for academics, athletics, and the arts, drawing national recognition year after year. The quality of the public schools is one of the most frequently cited reasons people relocate from Chicago to Oak Park.

More Space, Same Commute

Oak Park sits just 9 miles west of the Loop. The CTA Green Line and Metra Union Pacific West line deliver you to downtown Chicago in roughly 20 minutes. Yet for the same price as a Lincoln Park two-flat or a Wicker Park condo, you can own a four-bedroom home with a yard, a garage, and a front porch. The space-to-commute ratio in Oak Park is nearly unmatched in the Chicago metro.

More North Side Than Suburb

Oak Park does not feel like a suburb. It feels like a north side neighborhood that kept its trees. The village has a dense, walkable grid, a genuine independent restaurant and coffee shop scene, engaged civic culture, and the kind of architectural character you find in Lincoln Square or Andersonville. Chicagoans who move here consistently say it is the only place outside the city that felt immediately familiar.

Historic Architecture & Character

Oak Park is home to the world's largest collection of Frank Lloyd Wright-designed buildings, but the architectural richness extends far beyond the Prairie School. Painted Victorians, Arts and Crafts bungalows, American Foursquares, and Tudor Revivals line the streets. Buying a home in Oak Park means owning a piece of architectural history. Something no new-construction suburb can replicate.

Walkable Downtown & Community Feel

Oak Park's downtown along Lake Street and Marion Street offers an impressive concentration of independent restaurants, coffee shops, boutiques, and cultural venues. The village has a genuine small-town community feel. Neighbors know each other, local events draw participation, and civic engagement is high. After years in Chicago's transient rental market, many buyers describe Oak Park as the first place that felt like a true community.

Diversity & Inclusion

Oak Park has been a nationally recognized leader in racial and economic integration since the 1970s. The village's intentional commitment to diversity is reflected in its schools, neighborhoods, and civic culture. For Chicago residents moving from diverse city neighborhoods, Oak Park offers a suburb that shares those values.

Value Compared to Chicago Neighborhoods

Dollar for dollar, Oak Park frequently offers more home than comparable Chicago neighborhoods. A budget that buys a two-bedroom condo in Lincoln Park or Bucktown can often purchase a three or four-bedroom single-family home in Oak Park. When you factor in the school quality which would otherwise require private school tuition in Chicago, the financial case for Oak Park becomes even more compelling.

Getting to Chicago

The Commute from Oak Park to Chicago

One of the most common concerns Chicago residents have about moving to Oak Park is the commute. The answer is simple: Oak Park has one of the best commutes of any suburb in the Chicago metro area.

The village is served by multiple CTA Green Line stops and the Metra Union Pacific West line. From the Harlem/Lake Green Line station, you can be at the Loop in approximately 20 minutes. The Metra delivers you to Ogilvie Transportation Center even faster on express runs.

Airport access is exceptional. O'Hare International Airport is approximately 20–25 minutes by car via I-290 to I-294, or accessible via the CTA Blue Line with a transfer at Forest Park. Midway Airport is roughly 20 minutes south via the Eisenhower to the Stevenson. Oak Park residents consistently rank airport access as one of the most underappreciated advantages of the location.

Moving from Chicago to Oak Park feels like gaining space, schools, and serenity without losing the urban energy you love. Oak Park is just 9 miles west of the Loop, served by the CTA Green Line and Metra, so the commute remains easy. You gain tree-lined streets, historic architecture, walkable downtowns, and top-rated schools while staying close to everything Chicago offers. Multiple CTA Green Line stops serve the village, and the Metra offers a fast, comfortable alternative. Yes, this is one of Scott's core specialties. He is licensed to sell homes throughout the Chicago area and has coordinated hundreds of simultaneous Chicago sales and Oak Park purchases. The key is careful timing, contingency management, and having a broker who knows both markets deeply. Scott handles both sides of the transaction, which eliminates the coordination risk that comes from using two separate agents who may not communicate effectively.

Oak Park home prices vary widely by size and neighborhood, with median prices typically in the $400,000–$600,000 range. Compared to Chicago's Lincoln Park or Lakeview, Oak Park often offers more square footage and yard space at similar or lower price points. Property taxes in Oak Park are higher than Chicago, which is an important factor to consider in the overall cost comparison. Scott can walk you through a detailed side-by-side cost analysis for your specific situation.

Chicago transplants often gravitate toward the Hemingway District and the area near the Lake Street corridor for their walkability and urban feel. The north side of Oak Park near the Green Line offers easy commutes and a denser, more city-like environment. The south side features classic brick bungalows with more space and quieter streets. The Frank Lloyd Wright Historic District appeals to architecture enthusiasts. Scott can match your lifestyle priorities to the right neighborhood.

Oak Park property taxes are higher than Chicago's, which is one of the most important financial considerations for buyers making the move. However, when you factor in the cost of private K–12 education in Chicago, which many buyers pursue due to school quality concerns, Oak Park's total cost of living often compares favorably. Scott provides detailed tax analysis for every property he shows, so you always know the full carrying cost before making an offer. Learn more about Oak Park property taxes →
