Living in Oak Park, IL: The Complete City Guide
Is Oak Park a good place to live? A resident's guide to the neighborhoods, schools, commute, and the housing market.
The "Urban Suburb" Explained
Oak Park sits nine miles west of the Loop and refuses to behave like a suburb or a city neighborhood. You get the tree-lined streets and the generous lots. You also get sidewalks people use, four train lines, and a downtown you walk to.
About 54,000 people live here. The village holds the largest collection of Frank Lloyd Wright buildings anywhere, 25 of them, including the Home and Studio where he worked from 1889 to 1909. Wright is the headline, though the housing stock runs much wider than Prairie School. Painted Victorians. Brick bungalows. American Foursquares. Newer condos in the Hemingway District.
Buyers who land here tend to want character over new construction and neighbors over anonymity. Young professionals commuting downtown. Families weighing schools and walkability. Downsizers who want culture within walking distance and no reason to drive.
Buying or selling here? This market rewards specialization. See what to look for in an Oak Park realtor, including the track record, pricing process, and contract terms worth asking about before you hire anyone. The same goes if you are selling your house in Oak Park.
Is Oak Park a Good Place to Live?
Yes, and the reasons are specific. District 97 and Oak Park and River Forest High School draw buyers from across the metro. The Green Line puts you in the Loop in 20 minutes. Sidewalks connect almost everything. The architecture ranges from Wright originals to bungalows, and much of it has been kept up rather than torn down.
The trade-offs are real and worth naming. Property taxes run roughly 3.0% to 3.4% of market value, well above DuPage County suburbs like Elmhurst. Inventory moves fast, and good homes draw multiple offers. The median single-family home runs $685,000, which buys less house here than it would 15 miles west.
Safety comes up in nearly every buyer conversation, and secondhand impressions do most of the damage. The Village of Oak Park publishes a Crime Incident Dashboard you filter by location, offense type, and date. Read it block by block rather than village-wide, and compare it against wherever you live now. That beats any ranking or any realtor's summary, mine included.
Whether the math works depends on what you want. Buyers who want square footage per dollar usually look elsewhere. Buyers who want to walk to dinner, put kids in strong public schools, and skip the car for most errands tend to stay for decades.
Is Oak Park a suburb of Chicago? Yes. Oak Park is an independent village in Cook County with its own government, schools, and services. It sits immediately west of the city limits, about nine miles from the Loop, bordering Chicago's Austin neighborhood. The "urban suburb" label comes from the geography.
Why Do People Move to Oak Park, Illinois?
Six reasons come up again and again in buyer conversations. They rarely carry equal weight for any one household, but most people who move here name at least three.
The architecture
Twenty-five Frank Lloyd Wright buildings, more than anywhere else on earth, including his Home and Studio. Walk the Frank Lloyd Wright Historic District or the Ridgeland-Oak Park Historic District and the density of it registers quickly. Wright is only part of the story. Queen Anne Victorians, Arts and Crafts bungalows, and stately Foursquares fill the blocks in between, most of them updated inside and preserved outside.
The schools
Oak Park Elementary School District 97 runs kindergarten through eighth grade across multiple schools with strong test results. Oak Park and River Forest High School serves District 200 and carries a national reputation, with deep AP offerings, strong athletics, and arts programs pulling students with other options. For a lot of buyers, the schools are the whole reason they started looking here.
The commute
Two CTA Green Line stations. The Blue Line at Austin. Multiple Metra Union Pacific West stops. The Loop is about 20 minutes by train. The Eisenhower runs along the south edge for drivers. Few places in the metro give you this many ways downtown, and the reverse commute out to the western suburbs works too.
Walking everywhere
Most Chicago suburbs assume a car. Oak Park does not. Sidewalks link the residential blocks to schools, parks, restaurants, coffee, and groceries. Plenty of households here run one car instead of two, or none. That changes how a neighborhood feels day to day, and it is the thing former city residents miss least about leaving.

The politics and the people
Oak Park passed fair housing ordinances early and pursued racial integration deliberately, decades before most communities took it up. That history still shapes local government and how neighbors talk to each other. Turnout at village meetings and school board elections runs high. The village is visibly multicultural and has long been welcoming to LGBTQ+ residents.
Arts and culture
Ernest Hemingway was born here and the museum covering his early years sits downtown. Several theater companies operate in the village. Austin Gardens hosts Shakespeare in the Park every summer. The Oak Park Conservatory runs botanical exhibits and classes year round. Galleries and live music cluster along Harrison Street in the Arts District.

Hey, this is Scott Berg. I’m going to give you four reasons why people move to Oak Park from the city of Chicago.
Number one is you’ve got excellent access to transportation to the city. You’ve got Green Line trains, Blue Line trains, Metra, you can drive very easily down I-290 expressway or the side streets. Additionally, people even bike to the city.
Number two is going to be education. The school system here is fantastic, the elementary schools, the high school, just really top-notch school system.
Number three is things to do. Not just in the city itself, because as I mentioned you have great access there, the theatres, the sports teams, etc., you are not too far away from those. But also, just in Oak Park itself, you’ve got a ton of good restaurants and nightlife.
Number four is architecture. Oak Park is a beautiful place to walk through and to enjoy. There are so many blocks, and houses are so different from block to block, it’s just a neat place to live.
An Open-Air Museum
Oak Park means Frank Lloyd Wright to most people, and the range here runs well past Prairie School. Painted Victorians in the Ridgeland Historic District. Solid brick bungalows on the south side. Buying one of these homes puts you in a line of owners who kept it standing.

Four rail options serve the village: the CTA Green Line with multiple stops, the CTA Blue Line, and the Metra Union Pacific West line. Ogilvie is under 20 minutes away. The reverse commute out to the western suburbs works as well, which matters more than buyers expect.
A Legacy of Education
Oak Park and River Forest High School carries a national reputation for academics and athletics. District 97 handles elementary and middle school. The village funds education heavily, and the result shows in how engaged the community is. Private options include St. Edmund, Grace Lutheran, and Fenwick.

What is the median home price in Oak Park, IL?
Two numbers, and the difference matters. As of July 2026 the median across all property types is $450,000. That figure includes condos and townhomes. For single-family homes only, the median is $685,000. Prices also vary sharply by neighborhood, from about $531,000 average in the Arts District to over $1M downtown. Frank Lloyd Wright district homes and large Victorians sit well above both medians.
How long is the commute from Oak Park to downtown Chicago?
About 20 to 30 minutes by train, depending on the line and where you live. Two CTA Green Line stations serve the village, Oak Park and Ridgeland, plus the Blue Line at Austin and multiple Metra Union Pacific West stops. The Green Line runs straight into the Loop. Metra arrives at Ogilvie. Driving the Eisenhower takes 20 to 30 minutes depending on traffic.
Are Oak Park schools good?
Yes, and they are a primary reason buyers look here. District 97 covers K through 8 across several schools with strong test results. Oak Park and River Forest High School has a national reputation, with deep AP offerings, strong athletics, and arts programs attracting students with other options. Private alternatives include St. Edmund, Grace Lutheran, and Fenwick.
How many Frank Lloyd Wright homes are in Oak Park?
Twenty-five Wright-designed buildings, the largest concentration anywhere. That count includes his Home and Studio, where he lived and worked from 1889 to 1909 and which now operates as a museum. The Frank Lloyd Wright Historic District traces how his Prairie School style developed. Guided tours run year round.
Is Oak Park a walkable community?
Yes, among the most walkable in the metro. Sidewalks connect residential blocks to schools, parks, restaurants, groceries, and the train. Plenty of households run one car or none, handling daily errands on foot or by bike. That pattern shapes how the neighborhoods feel and how often you run into people you know.
Is Oak Park safe?
Look at the primary source rather than anyone's summary. The Oak Park Police Department publishes a Crime Incident Dashboard you filter by location, offense type, and date, plus archived monthly crime maps going back to 2016. Two things to keep in mind while reading it. The village notes the data reflects crimes as reported, and preliminary classifications shift after follow-up investigation. Village-wide totals also tell you less than the specific blocks you are considering. Pull up the dashboard, look at the few blocks around a house you like, and compare against your current neighborhood. Oak Park also assigns residential beat officers to specific areas and runs a community response program called E.C.H.O. Ask me about a particular street and I will tell you what I know from working it.
How far is Oak Park from downtown Chicago?
Nine miles west. The CTA Green Line or Metra covers it in 20 to 30 minutes. By car on the Eisenhower, 20 to 30 minutes depending on traffic.
What is Oak Park, Illinois known for?
Frank Lloyd Wright, first. Twenty-five of his buildings sit here, more than any other place. Ernest Hemingway was born in the village. The public schools draw buyers from across the metro. Oak Park also has a long record on fair housing and integration, exceptional transit into Chicago, walkable tree-lined blocks, an active arts scene, and preserved Victorian, Prairie School, and Arts and Crafts architecture.
What are the best neighborhoods in Oak Park?
Six neighborhoods, and the right one depends on your budget and your priorities. Downtown Oak Park (avg SFH over $1M) has the best transit and walkability. North Oak Park ($904k) holds the densest historic brick architecture and the largest parks. Near South Side ($604k) gives you two train lines. East Side ($580k) is the most affordable route into Oak Park schools. South of 290 ($550k) is the value play, with the most parks per square mile and FitzGerald’s. Arts District ($531k) is the most walkable neighborhood south of the expressway. The full Neighborhoods Guide has an interactive map and a side-by-side comparison.
When is the best time to buy a home in Oak Park?
Eight years of single-family sales point to September through December, when sellers negotiate more and homes sit longer. The stronger signal is days on market rather than the calendar. See the month-by-month guide or the days on market study.
What should I know about Oak Park property taxes?
The median effective rate runs roughly 3.0% to 3.4% of market value, depending on the tax year and the methodology used, and well above most DuPage County suburbs. Taxes shape what buyers afford here. Bills vary with assessed value, exemptions, and the specific property. The full property tax guide breaks it down.
