The Lay of the Land

One Village, Six Distinct Neighborhoods

The Village of Oak Park is a single municipality, but anyone who has spent real time here knows it is not a uniform place. The blocks around the Hemingway District feel different from the blocks south of I-290. The older brick homes concentrated in North Oak Park do not look like the smaller lots along the Chicago border. The neighborhood anchored by Harrison Street has a different energy than the blocks around the Main Library.

These six neighborhoods are my own delineation, drawn from 20+ years of selling homes across the village, not an official Village designation. They reflect how buyers experience Oak Park: by character, by price range, by what sits within walking distance, and by how the blocks look and feel. The interactive map above uses boundaries from my own KML data.

Every neighborhood in Oak Park feeds into the same school district, the same park district, and the same village services. The differences are about lifestyle, price point, transit access, and character, and those differences matter enormously to buyers who are choosing where to put down roots.

The Six Neighborhoods

Every Neighborhood in Detail

North Oak Park
1.1 Square Miles · Largest Neighborhood
Median SFH
$851,000
Price / Sq Ft
$339

The largest neighborhood in the village by area, and among the highest priced. North Oak Park is defined by a remarkable concentration of old-world brick homes that you simply do not see at this density anywhere else in the village. It is the largest neighborhood by area and contains two of Oak Park’s biggest parks: Lindberg Park and Taylor Park, plus the substantial Field Park. Further from the train than central Oak Park, but the architectural character and park access are genuine draws.

“The concentration of historic brick homes in North Oak Park is unlike anywhere else in the village. Buyers who care about architectural character find this neighborhood and don’t leave.”

Downtown Oak Park
0.9 Square Miles · Most Expensive
Median SFH
$1,001,224
Price / Sq Ft
$346

The most expensive neighborhood in Oak Park and the one with the best access to everything. Some of the best individual blocks in the entire village are here. Walking distance to CTA Green Line and Metra trains, the Main Library, OPRFHS, Lake Theatre, the Farmers Market, and a concentration of restaurants and shops that rivals many Chicago neighborhoods. Scoville Park hosts Oak Park’s signature festivals: Oaktoberfest, Jazz Thaw, and Thursday Night Out.

“Downtown has some of the best individual blocks in Oak Park. When buyers ask me where I’d want to live if price was no object, this is what I’m thinking about.”

East Side
1.0 Square Mile · Best Entry Point
Median SFH
$628,000

Borders the City of Chicago and tends to have smaller lots and homes than other Oak Park neighborhoods, though lot and house sizes vary block by block more here than anywhere else in the village. The most accessible entry point into Oak Park schools and the Oak Park lifestyle. Served by the Chicago Avenue at Austin business district. Home to the GRC Gymnastics & Recreation Center, Stevenson Skatepark, and the Oak Park River Forest Museum.

“The East Side is my go-to recommendation for first-time buyers who want Oak Park schools without stretching their budget. The block-by-block variation here is real, and I will show you which blocks punch above their price.”

Near South Side

South Oak Park between the central core and I-290, a well-positioned neighborhood with dual transit access (Green Line on the north end, Blue Line to the south), excellent I-290 expressway access, and two strong business district corridors. Compact at 0.7 square miles, it delivers solid value relative to Downtown while maintaining real proximity to the commercial and cultural amenities of central Oak Park.

“Near South Side is one of the better value propositions in Oak Park. You get solid price points, dual transit access, and you’re still close enough to downtown that it doesn’t feel remote.”

Arts District
0.3 Square Miles · Most Walkable South Side
Median SFH
$585,000
Price / Sq Ft
$324

The smallest neighborhood I delineate, 0.3 square miles centered on Harrison Street. Fairly modest homes, but the walkability and creative energy of the surrounding business district are genuine differentiators. Publican Quality Bread, Val’s Halla Records, Trattoria 225, Taco Mucho, the Happy Apple Pie Shop, INTUIT Dance!, and the Oak Park String Academy are all on the block. Easy Blue Line and I-290 access. If you care about being in a creative, walkable community, this neighborhood delivers that at an accessible price point.

“Several of my girls took violin lessons at the Oak Park String Academy right here using the Suzuki method. This is a real neighborhood in the best sense, small, walkable, and full of things that make daily life feel good.”

South of 290
0.8 Square Miles · Best Value / Live Music
Median SFH
$500,000
Price / Sq Ft
$313

Some buyers feel South of 290 is a little removed from main Oak Park, and that perception keeps prices accessible, which is good news for buyers who do their homework. This neighborhood has the best access to live music in Oak Park (FitzGerald’s, Distro Music Hall, Friendly Tap on Roosevelt Road), the best I-290 and Blue Line access in the village, more parks per area than any other neighborhood, and the Oak Park Conservatory at its northern edge. Rehm Park has outdoor swimming. Barrie Park has Oak Park’s main sledding hill. Maple Park rounds it out.

“The ‘removed from main Oak Park’ perception is exactly why the value is here. Same schools, same parks department, Blue Line access, and FitzGerald’s is literally across the street. Buyers who find this neighborhood tend to stay.”

These Neighborhood Boundaries Reflect 20+ Years of Watching How Buyers Experience Oak Park

The six neighborhoods on this map are my own delineation, not official Village zones. I drew them based on how I have watched buyers respond to different parts of the village over two decades: what they notice, what they ask about, what makes one block feel different from the next. The boundaries reflect real differences in character, price, and daily-life experience.

North Oak Park’s brick home concentration is genuinely unlike anywhere else in the village. The East Side’s block-by-block variation is real and matters for buyers. The “removed from main Oak Park” perception about South of 290 is exactly what creates value there, same schools, better parks per square foot, direct I-290 access, and live music across the street. The Arts District is small but the daily-life quality on Harrison Street is exceptional. My daughters took violin lessons at Oak Park String Academy right there.

The right neighborhood depends entirely on what you are optimizing for. I will walk you through every block of every one of these six and tell you plainly what you are getting and what you are trading off. That is a conversation worth having before you make an offer.

Common Questions

Frequently Asked Questions:
Oak Park Neighborhoods

Oak Park divides into six distinct residential neighborhoods: North Oak Park, Downtown Oak Park, East Side, Near South Side, Arts District, and South of 290. These are Scott Berg’s own delineations based on 20+ years of market experience, not official Village designations. The village covers approximately 4.7 square miles in total.

Downtown Oak Park (Center) is the most expensive neighborhood, with a median single-family price near $925,000 and an average above $1 million. North Oak Park is the next highest, with a median single-family price near $805,000. Both neighborhoods reflect premium pricing for walkability, architectural character, and access to Oak Park’s core amenities.

The East Side offers the most accessible entry point into Oak Park, with a median single-family price near $615,000. It borders Chicago, tends to have smaller lots, and lot/house sizes vary considerably block by block. South of 290 is also an excellent option for first-time buyers, a median single-family price near $495,000, the lowest in the village, with direct I-290 and Blue Line access. Both neighborhoods provide access to Oak Park’s school district, park district, and village services.

Downtown Oak Park has the best overall transit access, the CTA Green Line (Harlem/Lake stop) and Metra Union Pacific West are both within easy walking distance. The Near South Side has both Green Line and Blue Line access. South of 290 and the Arts District have the best access to the CTA Blue Line and I-290 expressway, making them strong options for buyers who commute west or drive into the city.

South of 290 is Oak Park’s southernmost neighborhood, covering about 0.8 square miles south of the I-290 expressway. The median single-family price sits near $495,000, the lowest of the six neighborhoods. Some buyers perceive it as removed from main Oak Park, which keeps prices reasonable. The neighborhood has direct I-290 and Blue Line access, more parks per area than any other Oak Park neighborhood (Rehm Park with outdoor swimming, Barrie Park with the main sledding hill, and Maple Park), the Oak Park Conservatory at its northern edge, and walking distance to Roosevelt Road’s live music venues including FitzGerald’s, Distro Music Hall, and Friendly Tap.

North Oak Park is defined by an unusually high concentration of historic old-world brick homes, a density of this architectural type that does not exist anywhere else in the village. At 1.1 square miles it is Oak Park’s largest neighborhood by area and contains two of the village’s biggest parks: Lindberg Park and Taylor Park, plus the substantial Field Park. It is further from the train than the central neighborhoods, but the architectural character and park access are significant draws. The median single-family price sits near $805,000, third highest in the village behind Downtown and the Frank Lloyd Wright District.
