Neighborhood Character
The Sweet Spot Between Downtown and South of 290
The Near South Side is the residential neighborhood that sits between Oak Park’s Downtown core and the I-290 expressway, about 0.7 square miles of compact, well-positioned residential blocks anchored by two of the village’s 12 business districts and served by both the CTA Green Line and the CTA Blue Line. For buyers who want the convenience and walkability of central Oak Park without stretching to Downtown prices, this is the neighborhood where the math starts to make sense.
The character changes block by block, which is part of what makes this neighborhood interesting. The northern portions, closer to Madison Street, have a denser, more central-Oak-Park feel, mature trees, mixed housing stock from Victorians to brick four-squares, and easy access to the Madison Street commercial corridor with Avenue Ale House, Sugar Beet Food Co-op, Kettlestrings, and Looking Glass Used Books. The southern portions, closer to I-290, lean more residential and quieter, with single-family blocks that step down in price as you move toward the expressway.
A median single-family price of $722,500 and price per square foot at $347 put the Near South Side in genuine value territory relative to Downtown Oak Park, where average SFH prices exceed $1 million. You give up some walkability to Lake Street and the Hemingway District, but you gain Blue Line access (which Downtown does not have), direct I-290 connectivity, and a price point that puts central Oak Park within reach of a wider range of buyers.
Wenonah Park sits at the western edge of the neighborhood, a quieter local park that residents use daily. Fox Park anchors the eastern side. Both Brooks Middle School and Lincoln Elementary are right there. It is a neighborhood that works for buyers who want central Oak Park without paying for the Downtown premium.

Transit & Commute
Dual Transit + Direct I-290 Access
The Near South Side is one of only two Oak Park neighborhoods with practical walking access to both the CTA Green Line and the CTA Blue Line, making it a strong choice for buyers who commute downtown, drive into the city, or split between both. The I-290 expressway runs along the southern edge of the neighborhood, putting downtown Chicago, O’Hare, and the western suburbs within easy reach.

Buyer Profile
Is Near South Side Right for You?
The Near South Side is the value play for buyers who want central Oak Park without Downtown prices. It is not the cheapest neighborhood in the village, East Side and South of 290 both come in lower, but for the combination of price, transit access, and walkability to two business districts, it is genuinely hard to beat.
- You want central Oak Park amenities without Downtown’s higher price point
- Dual transit access matters, Green Line and Blue Line are both walkable from different blocks
- You commute via I-290 by car, the southern edge of the neighborhood sits right on the highway
- You want walkable access to a genuine, independent business district (Madison Street)
- Brooks Middle School and Lincoln Elementary boundaries are within easy walking distance
- You want a compact 0.7-square-mile neighborhood within walking distance of almost everything
- You are a long-term buyer and want consistent demand from value-focused central-Oak-Park buyers
- Your budget is below $500k for a single-family home, East Side or South of 290 deliver more home for that money
- You want maximum residential quiet far from any commercial corridor, this is a centrally-located neighborhood with active streets
- Direct Metra access is important, only Downtown Oak Park offers walkable Metra service
- You want the prestige of one of Oak Park’s premier residential blocks, Downtown and North Oak Park hold that position
- You want a large historic estate-style lot, the Near South Side runs to typical Oak Park lot sizes, not the larger lots of North Oak Park

The Near South Side Is Where the Smart Money Looks When Downtown Is Out of Reach
I have sold a lot of homes on the Near South Side over the years, and the conversations almost always start the same way: a buyer who wants to be in Oak Park, who wants walkability and transit, who has done the math on Downtown and concluded the premium is more than their numbers will support. That is the conversation that ends up on Madison Street. Sometimes Southtown. Sometimes a quieter block near Wenonah or Fox Park. The result is consistently a buyer who feels they got more for their money than the listing sheet suggested.
The blocks here have real variation, brick four-squares mixed with Victorians, mid-century brick bungalows toward the south, condo conversions near the commercial corridors. Sugar Beet Food Co-op’s presence on Madison Street alone changes the feel of the western blocks. Avenue Ale House is the kind of neighborhood pub that makes a corridor work. Kettlestrings and Addis Cafe round out the daily-life dining. None of this gets enough credit in the broader Oak Park conversation because Downtown gets all the attention.
If you are a buyer with a budget that is being squeezed by central Oak Park and you have not seriously looked at the Near South Side, you owe yourself a walk through the neighborhood. The right block, the right house, and the right block-to-corridor relationship make this a genuinely excellent place to land. Let me show you what I mean.
